Once you have decided to rent a property via Toomey Estate Agents, you will be provided with a Tenant Information Sheet.
This will disclose all fees and costs that will be involved prior to signing the Tenancy Agreement and any fees that may be incurred during and after your tenancy. The information below is provided to ensure you are fully informed of any fees and costs involved in renting a property through Toomey Estate Agents.
Reservation Fee includes Credit Referencing Fee, Set Up Fees and Contribution To The Tenancy Agreement for 1 adult - £360.00 Including VAT
Each Additional Adult Applicant - £120.00 Including VAT
Guarantor Referencing - £120.00 Including VAT
Check Out Fee - £90.00 Including VAT - £258 Including VAT (Depending on property size and furnishings) *Prices quoted are for standard size properties*
Any Amendments Made To The Agreement After Terms Have Been Agreed. For Example, A Change Of Rental Payment Date - £42.00 Including VAT.
Extension Fee - £90.00 Including VAT
Any Letter Sent In Regards To Breach Of Tenancy - £30.00 Including VAT
Any Payment Returned/Refused or Re-Presented - £24.00 Including VAT
End of Tenancy Reference Request - £48.00 Including VAT
This will reserve the property for a period of 7 working days from the date monies are received. If referencing has not been completed within this period, the property will be placed back onto the market and you will lose the reservation fee.
The reservation fee includes the cost of credit referencing, we need to carry out credit and referencing checks on all adult tenants who will form part of the tenancy agreement. A referencing company will make some of these checks on our behalf and will also write to current/previous landlords and employers for references. Also included in the reservation fee are the initial administration costs to include providing a Tenancy Agreement.
This is the cost of each additional applicant that will form a part of the tenancy agreement.
In the situation that satisfactory results are not received from the credit reference due to your financial position it may be that a Guarantor is required. If this is the case, this fee is payable per Guarantor that is credit referenced.
Toomey Estate Agent's used a third party to carry out the property's inventory, check in and check out. The Landlord will be responsible for the cost of the inventory and check in.
If both parties, Landlord and Tenant(s) agree to extend the tenancy for a further fixed term, this is the cost of preparing a new Tenancy Agreement.
If your tenancy were to be ended by either party and you apply to rent your new home through a different agent they will request a written landlord's reference. This is the cost of providing this to them.
